What changes when the advert is a landlord listing, not a high-street letting branch — and which legal checks stay the same.
Agency Free will not invent an “average UK rent” for this page. We do not scrape other portals, and we will not dress a thin or empty to-rent file up as a market report. If a live rent is on an advert here, it is the figure that landlord chose to publish. Treat other websites’ rent indexes as their product, not ours.
What we can talk about is process: how a direct tenancy still has to follow the same deposit, safety and agreement rules as one arranged through a branch.
In England the usual agreement is still an assured shorthold tenancy unless something else is agreed in writing. A deposit taken in connection with an AST still has to go into a government-authorised scheme — currently Deposit Protection Service, MyDeposits or Tenancy Deposit Scheme — and you should receive the prescribed information.
Gas safety, electrical safety, smoke and carbon-monoxide alarms, and a how-to-rent guide are the landlord’s duties, not the portal’s. Ask for the certificates before you pay a holding amount. A direct listing makes that conversation shorter. It does not make the paperwork optional.
You will often arrange the viewing with the owner. Take the same care you would with any stranger’s home: daylight visit, someone who knows where you are, and no cash handed over on the doorstep to “secure” a key.
Referencing still matters. Income, previous landlord, and right-to-rent checks exist whether or not an agent is involved. If a landlord skips every check and wants a large cash sum up front, treat that as a warning, not a bargain.
Confirm what the monthly figure includes: council tax, utilities, parking, and whether the home is furnished. Confirm who holds the deposit and which scheme will protect it. Confirm the earliest move-in date and whether there is an existing tenant.
If you are the landlord, list the home on Agency Free yourself. Be explicit about the rent, the deposit, the furnishing, and how you want viewings to work. Tenants compare that clarity with branch adverts; hiding the basics does not make a direct listing look more professional.
