A snapshot of HM Land Registry Price Paid rows stored on Agency Free — not an official house-price index, and not a reprint of anyone else’s report.
Calculated from Price Paid rows stored here today. This is not a UK house-price index and it is not a claim about every sale in the country.
Agency Free keeps a completions file shaped like HM Land Registry Price Paid Data. Each row is a recorded transfer: a price, a date, a property class, and an address as published in that dataset. When you search sold prices on this site, you are reading those rows — not an asking-price feed and not a modelled valuation.
The figures on this page are calculated from the records we currently hold. They move when we import more Price Paid files. They are a description of our database, not a claim about every sale in England and Wales, and they are not the ONS UK House Price Index.
A mean sale price is easily pulled around by a handful of expensive houses. A street of flats will sit far below a street of detached homes in the same town. That is why we also show the lowest and highest prices in the file, a split by Land Registry property class, and the towns that appear most often in the rows we have loaded.
If one town dominates the count, the overall average is really that town’s average wearing a national-looking label. We say so on purpose. A useful check is to search a postcode or town on the sold-prices tool and look at the recent completions there, one by one.
Price Paid records do not include the asking price, how long the home sat on the market, whether the buyer used a mortgage, or what condition the property was in. They also lag the day the parties exchanged. Use them as a floor for “what actually sold nearby”, then walk the street and read the live advert.
New-build flags and duration (freehold or leasehold) are in the file when Land Registry supplied them. They still do not replace a survey, a lease reading, or a solicitor’s report on title.
Search sold prices by town or postcode, then open a live for-sale advert and compare the asking figure with nearby completions. If you are selling, list the home yourself — the sold-price file is there to help a buyer sense-check your number, not to replace a conversation with you.
