Terms of use

These terms govern use of Agency Free. By creating an account or publishing a listing you agree to them. If you do not agree, do not use the service.

The service

We provide a marketplace where landlords and owners can list homes for sale, or rent at no listing fee, and where buyers and renters can search and enquire directly. We are not an estate agent, solicitor, or lender. We do not own the properties advertised.

Your account

You must provide accurate details and keep your password confidential. You are responsible for activity under your account. We may suspend accounts used for fraud, spam, or unlawful listings.

Listings

• You must be entitled to market the property (owner, landlord, or authorised representative).
• Descriptions, prices, photos, and legal facts (tenure, EPC, council tax) must be accurate and kept up to date.
• Mark a listing under offer, sold, let, or unpublished when that is true. Do not leave stale live adverts.
• We may withdraw listings that are misleading, discriminatory, or unlawful.

Enquiries

Messages you send are passed to the listing owner. Do not use enquiries for harassment or unrelated marketing. A listing marked under offer may still accept enquiries if the current offer falls through.

Fees

Publishing a standard residential or commercial listing on this platform is free. Optional featured advertising and Find a Pro Pro plans are sold through Stripe Checkout on the pricing page and are described before you pay. We never charge a buyer or renter to search or save homes.

Liability

Listings are provided by users. You should instruct your own solicitor, surveyor, and (where relevant) lender. We are not liable for deals that fall through, inaccurate third-party content, or losses beyond what UK law requires. Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.
